We sit on one side of the table. Yours.

Site selection, lease negotiation and real estate advisory for companies that lease space. We never represent landlords, so there is never a question about whose interests we serve.

Our principle

One table. One side.

Our practice was built for the occupier. We do not accept assignments that would place us across from our own clients. So when we negotiate, every point we win belongs to you.

Landlord's side
  • Listing assignments
  • Divided advocacy
  • Filling vacant space
We don't sit here.
Your side
  • Where to locate
  • When to grow or consolidate
  • How to negotiate the lease
180 sits here.
Services

Your real estate department, from one location to fifty.

Many clients engage us for the whole journey, from the first market analysis to the final walkthrough before opening.

Occupier representation

We manage the decisions and the transactions that shape your footprint.

  • Portfolio review: stay, consolidate, relocate or expand
  • Stay-versus-go models, pro formas and occupancy cost reviews
  • Renewals, restructurings, rent reductions and exit strategies
  • Lease administration and CAM year-end reconciliations

Site selection

Where you locate decides your customers, your workforce and your costs for years. We have a disciplined process for getting it right.

  • Trade area, space, budget and customer profile
  • A shortlist built on data, not on what happens to be listed
  • Market tours in Central Florida, Puerto Rico or both
  • Side-by-side financial comparison before you commit

Advisory and consulting

Some decisions call for counsel rather than a transaction. We tell you what we see, not what you hope to hear.

  • Fractional real estate leadership on retainer
  • Negotiation counsel behind the scenes
  • Market, demographic and feasibility studies
  • Franchise advisory, from opportunity to location

Insights

What to know before you sign.

Renewals

When to start negotiating a renewal

Six to nine months before your notice deadline. Waiting until the last month hands the landlord your leverage.

CAM

Three CAM charges to check every year

Management fees above the cap, capital projects passed through, and how your pro-rata share was calculated.

Expansion

From Puerto Rico to Central Florida: what changes

Buildout, permitting, timelines and lease structures differ in each market.

Questions

What tenants ask us.

Does a tenant pay to use a tenant representation broker?

In most leases the landlord pays the commission, so the tenant gets representation without a separate fee. Advisory and retainer work is quoted up front, with a defined scope.

When should I start planning a lease renewal?

Six to nine months before your renewal option notice deadline, which is often 6 to 12 months before expiration. That leaves time to compare real alternatives.

Do you ever represent landlords?

No. We represent occupiers only and do not accept assignments that would place us across from our own clients.

Can you help a Puerto Rico company open in Orlando?

Yes. We hold broker licenses in Florida and Puerto Rico and have guided expansions in both directions for nearly two decades.

What is fractional real estate leadership?

A retainer where we act as your real estate executive: we join leadership meetings, watch lease deadlines and evaluate opportunities, at a fraction of the cost of an in-house department.

Do you review CAM reconciliations?

Yes. We check each charge against your lease and dispute what it does not allow before the audit window closes.
